About Sarah
I have spent the last two decades assisting real estate agents in the Colorado market. In 2000, after obtaining my BA from the University of Colorado Boulder, I took some time off to travel. Upon return, I found myself rich in memories but cash poor. So, I accepted what was expected to be a temporary job within a large real estate office. While learning the particulars of a transaction, by processing and auditing the files of over 150 agents, I decided to get in on the game and obtain my real estate license.

However, I quickly found out that the life of an agent is no easy task! A considerable part of an agent’s time is spent obtaining clients. Although I loved the legal details of a real estate contract, I was not a fan of prospecting. That’s when the idea hit me. There was an opportunity for a beautiful symbiotic relationship here! If there is one thing successful agents have in common, it is their distaste for paperwork. What if I could take that portion of the business off of their plates and leave them free to do what they excel at? And so, my transaction coordination business was born and I’ve been doing it ever since.

When I first started, I was more often than not the only TC working on the file. I regularly had to gently convince cooperating agents that it was ok to make me their main point of contact. Nowadays, it’s rare to work on a file where there isn’t a TC assisting the agent on the other side of the transaction. I believe this in itself is a testament to how successful the Agent/Transaction Coordinator relationship is.

Because of this success, it also means agents have quite a few choices when it comes to who they will hire as their Transaction Coordinator. Experience is everything. I have worked on thousands of transactions throughout the years. This has given me an understanding of the ins and outs of a contract that even the busiest agents would have trouble obtaining. So, in addition to the standard services a TC provides, I also have the ability to spot and correct issues within a transaction before they become a larger problem. Furthermore, due to the volume of files I work on regularly, I have an excellent understanding of the CTM software now used by most Colorado real estate agents. As a matter of fact, I was a guinea pig for the software before it became public.

Once you go under contract, simply send the paperwork to me and I will:
Upload file to a secure online management system that will allow you to monitor the status of the transaction from under contract to close. You can sign on 24 hours a day to check on deadlines and access documents. Your client is also provided access to this site

Submit initial file to your office and make sure they have all required documents prior to closing

Act as a liaison between all parties of the transaction – co-op agent, title company, lender, and client

Create a contact sheet of all parties involved in transaction
​​
Create a live calendar of all pertinent deadline dates
​​
Provide title company and lender with copies of the purchase contract and contact sheet
​​
Track and follow up on all contractual deadlines
​​
Prepare Amend/Extends to contract and obtain signatures (using CTM econtracts)

Coordinate inspection
​​
Prepare Inspection Objection/Resolution and obtain signatures (using CTM econtracts)

Coordinate Closing time and location
​​
Audit file to make sure it includes all commission required forms and signatures

Provide ZIP file of all closed transactions
